WHAT IS ADR: (Alternative Dispute Resolution)

Both the New Jersey Condominium Act, N.J.S.A.45:8B-1 et seq., and the Planned Real Estate Development Full Disclosure Act (PREDFDA), N.J.S.A. 45:22A-21 et seq., require associations to provide a fair and efficientalternative to litigation for unit owners to resolve housing relateddisputes between another homeowner or with the Association.

DO NOT CALL the Coalition ADR Coordinator to discuss or to request an ADR mediation. Your first step is to give your homeowner association an opportunity to resolve the complaint/issue. If your homeowner association is unable to resolve the issue then you should request, through your HOA office, ADR mediation.

HOW DO I REQUST ADR:
COMPLAINANT

• An ADR Complainant Mediation Packet can be obtained at the HOA Office.
• The Complainant should complete the packet and forwarded by fax or email to the Coalition ADR Coordinator hereafter known as Coordinator. If you cannot do either, place your documents in a sealed envelope. Write your name across the sealed flap and deliver it to your HOA office and ask them to contact the Coordinator for pick up.
• To preserve the integrity and privacy of your request for an ADR, DO NOT send any supporting documentation at this time.
• Your assigned mediator will be in touch with you soon.
